The property is situated in a region that is classified as an overland flow path area, which meant that our design response had to address multiple stipulations related to developments in such flood-prone residential zones.
Eliza House is located in an enviable neighborhood pocket of Black Rock; within 400m to picturesque Beach Road and walking distance to the Sandringham Beach Foreshore Reserve.
The original period building is one of a pair of semi-detached dwellings, with Art-Deco stylings reflecting its Inter-war era. The Open Shut House sits on a long and narrow allotment 10m wide and 60m deep with a rearward slope falling 4.2m.
