Branch Residence / TOLO Architecture
The Branch Residence is located on a one acre-lot in the hills of Montecito. The property originally held a 1960’s ranch house with native Coastal Live Oaks in the back yard.
TOLO Architecture + Design is a Downtown Los Angeles–based studio founded in 1998 by Peter Tolkin, later joined by principal Sarah Lorenzen. Specializing in a diverse portfolio—from arts venues and bespoke residences to retail, restaurant, hotel, and mixed‑use developments—the practice combines inventive problem‑solving with careful attention to client budgets and schedules. Working closely with stakeholders, TOLO treats each commission as a unique opportunity, developing intelligent, context‑driven solutions that balance social vitality, craftsmanship, and lasting value. Their work has earned numerous AIA awards and featured coverage in Domus, Dwell, Architectural Record, and major newspapers.
Anchored by an on‑site fabrication shop, TOLO integrates prototyping and material testing into the design process, ensuring ideas translate seamlessly into built form. Early projects in Old Pasadena laid the groundwork for regional revitalization efforts, while recent highlights include Los Angeles’s Night Gallery, Charles Gaines’s art studio complex, and a custom house and studio in Echo Park. Across every scale and typology, TOLO Architecture + Design remains committed to creating environments that enrich daily life through thoughtful collaboration, inventive design strategies, and a rigorous commitment to quality.
