Apartment Verbi: A Compact 40 sqm Haven in Lviv

Architects Roman Verbishchuk, Yulianna Verba, and Lyubov Lazoriv completed Apartment Verbi in March 2015. Situated in a historic Lviv building, this 40 sqm flat exemplifies how thoughtful design can maximize a small footprint while enhancing comfort and style.

Context and Layout

Located on an upper floor of a traditional Lviv tenement, Apartment Verbi occupies a single expansive room subdivided into functional zones. From the entrance, the open-plan living area flows directly into a combined kitchen and dining corner. To the left, a sliding partition separates the sleeping nook, ensuring privacy without sacrificing natural light. Consequently, the flat feels spacious despite its modest size.

Materials and Finishes

The designers chose a neutral palette—off-white walls and light oak flooring—to reflect daylight from the street-facing windows. Moreover, they accented walls with subtle textured plaster, adding depth without overwhelming the senses. In contrast, custom-built oak joinery, including the kitchen cabinets and a foldaway dining table, introduces warmth and practicality. Meanwhile, concrete-look tiles in the kitchenette hint at industrial flair while maintaining easy maintenance.

Clever Storage Solutions

Given the limited area, built-in storage proved essential. For instance, a floor-to-ceiling wardrobe adjacent to the entry conceals both coats and household supplies. Above the bed, narrow shelves provide space for books and personal items, and a recessed niche beside the sofa houses media equipment discreetly. As a result, clutter remains out of sight, preserving a clean, open ambiance.

Lighting and Atmosphere

Natural light streams through tall, double-glazed windows—original elements restored to match the building’s historic character. In the evenings, a combination of recessed ceiling lights and adjustable wall sconces creates layered illumination. Thus, occupants can switch from bright task lighting in the kitchen to softer ambient light in the living and sleeping zones.

Conclusion

Apartment Verbi demonstrates that a well-considered design can transform 40 sqm into a functional, inviting residence. By balancing open-plan living with smart partitions, integrating custom joinery, and emphasizing natural materials, architects Verbishchuk, Verba, and Lazoriv have crafted a modern yet timeless urban retreat in Lviv.
