1211 East Eleventh, designed by Furman & Keil Architects, anchors the vibrant heart of East Austin. Situated at the corner of 11th and Navasota, this building not only sets the tone for the bustling pedestrian-oriented commercial strip but also overlooks the park-like Texas State Cemetery. Consequently, it responds directly to the dynamic urban environment that transitions from commercial activity to a quieter residential atmosphere.
A Harmonious Blend of Old and New
Initially, the building’s design draws inspiration from its unique location. On the ground floor, the brick façade complements the historic restaurant building next door. Moreover, two retail shops at street level actively engage with the wide pedestrian sidewalk, thereby inviting locals and visitors to experience the neighborhood’s eclectic mix of small, locally owned businesses, shops, and restaurants. In addition, the designers ensured that each element works in tandem with the surrounding context.
Above, the upper floor offers tenant office space and provides captivating views of the landscaped cemetery to the east. Furthermore, the box-rib metal siding creates a striking contrast with the traditional brick below, which adds a modern touch to the overall design. Meanwhile, parking remains conveniently tucked underneath the building’s elevated rear section, so functionality and style meet seamlessly.
Connecting the Community Through Thoughtful Design
In order to further enhance the connection between the building and its surroundings, the architects included a trellised terrace on the northwest corner. Consequently, this space softens the building’s scale while serving as a vibrant link between indoor and outdoor life. Additionally, plants on the terrace draw attention to the lively activity occurring upstairs, and thus they encourage tenants to enjoy a pleasant outdoor lunch or host an inspiring meeting.
Moreover, the design exposes the steel structure and employs humble materials, which directly resonates with the rough-and-tumble vibe of East Austin. Therefore, the building’s intentionally austere interior and exterior not only honor the local character but also introduce a modern architectural narrative.
In conclusion, 1211 East Eleventh stands out as a dynamic urban landmark that harmonizes the old with the new. It effectively caters to both retail and office needs while enhancing the distinctive character of East Austin.
