Hackney Bay House by Material Works redefines a once-dark Victorian terrace into a luminous, sustainable sanctuary for modern family life. Moreover, this renovation blends contemporary refinement with natural materials and energy-efficient systems, setting a new standard for healthy, 21st-century living.
Bringing Light and Openness to a Constrained Home
First, the lower level—previously cramped and dim—now unfolds into a double-height living space anchored by a dramatic bay window. Consequently, natural light floods in, while generous ceiling heights and an open-plan layout transform the area into the vibrant heart of the home. Furthermore, a tranquil mezzanine study overlooks the living room, offering a quiet, tree-top retreat for work or creative pursuits.
Honest Materials for Health and Longevity
Next, Material Works selected a palette of low-carbon, natural materials. For instance, the rear extension employs timber framing, wood-fibre insulation, and reclaimed London bricks. Inside, lime-plastered walls, tinted cement floors, and bespoke English oak joinery promote healthy indoor air quality. As a result, the house breathes naturally, while durable finishes ensure long-term resilience.
Seamless Indoor–Outdoor Connection
Moreover, the terraced garden extends the living space outdoors. Softly stepped platforms and integrated planters invite play, relaxation, and seasonal gardening. At the garden’s edge, a cork-clad studio topped with timber shingles provides an acoustically insulated haven for music and creativity. Thus, the design honors both performance and environmental consciousness.
Integrated Sustainability and Well-Being
Finally, the renovation features high-performance insulation, new thermally efficient windows, and a discreet air-source heat pump. Consequently, energy use and carbon emissions are significantly reduced, while comfort and cost savings increase.
