Nestled in the Sian Ka’an Biosphere Reserve, a UNESCO protected area, Bautista House blends luxury and sustainability. This private villa, facing the Caribbean Sea, offers a peaceful retreat where nature and modern design coexist. Entrepreneur Ezequiel Ayarza Sforza and the Mexican architecture studio PRODUCTORA created Bautista House as a testament to conscientious luxury.

A Masterpiece of Modern Design and Nature Integration

The villa’s striking structure, made from blue-tinted concrete, fits seamlessly into the landscape near southern Tulum. With 300 square meters, the L-shaped house draws inspiration from Brazilian modernism and Edward James’ Surrealist garden, creating a brutalist yet elegant experience.

A spiral staircase connects the villa’s three floors. The ground floor stores water sports equipment and provides direct access to the Campechén lagoon for kayaking, along with a private beach.

Local artisans built the terraces and tzalam wood pergolas on the main floor. These features add warmth and promote cross-ventilation. The sea breeze cools the dining room, living areas, and jacuzzi, offering views of the ocean, birdlife, and jungle.

The roof terrace includes a pool and barbecue area, perfect for relaxation. Guests enjoy panoramic views of the sea and the green horizon, creating a dream-like setting.
